Title Deeds in the Home Information Pack
The Title Deeds in the Home Information Pack will depend upon whether the Property is registered or unregistered at HM Land Registry.Registered Properties at HM Land Registry are evidenced by HM Land Registry office copies. These are basically copies of the Title Deeds. A sample of the Information contained in registered Title Deeds is as follows:

This official copy shows the entries on the register of title on [date and time of office copies goes here]
This date must be quoted as the "search from date" in any official search application based on this copy
The date at the beginning of an entry is the date on which the entry was made in the register
Issued on [date the office copy was issued]
Under section 67 of the Land Registration Act 2002, this copy is admissible in evidence to the same extent as the original.

After this narrative the Deeds are divided into three sections. A: The Property Register, B: Proprietorship Register and C: The Charges Register.
Sample Leasehold Title:
A: Property Register
This register describes the land and estate comprised in the title. Except as mentioned below, the title includes any legal easements granted by the registered lease but is subject to any rights that it reserves, so far as those easements and rights exist and benefit or affect the registered land.

1. (28.02.2015) The Leasehold land shown edged red on the plan of the above Title filed at the Registry and being ABC Altrincham Road, Manchester, Greater Manchester.
2. (28.02.2015) Short particulars of the lease (s) or under-lease (s) under which the land is held:

1. (28.02.2015) The Freehold land showed edged red on the plan of the above Title filed at the Registry and being ABC Altrincham Road, Manchester, Greater Manchester
2. The Conveyance dated 1st January 1964 referred to in the Charges Register contains the following provision:-
"IT IS HEREBY AGREED AND DECLARED that the walls and fences dividing the property hereby conveyed from the property of the said Seller shall be party walls and fences and shall be repairable and maintainable accordingly and that all rights and easements and quasi-easements between the respective premises shall be used and enjoyed and continued to be used and enjoyed between the respective premises as used and enjoyed while under common ownership"
3. The land has the benefit of the rights granted by but is subject to the rights reserved by the Transfer of 21st February 2002 referred to in the Charges Register.
4. The Transfer of 21st February 2002 referred to in the Charges Register contains provisions as to light or air and boundary structures.

This register specifies the class of title and identifies the owner. It contains any entries that affect the right of disposal.

2. The price stated to have been paid on 28th February 2015 was £750 000.00.
3. (28.02.2015) Restriction: No disposition of the registered estate by the proprietor of the registered estate is to be registered without a written consent signed by the Proprietor for the time being of a Charge dated 28.02.2015 in favour of [The Bank or Building Society] referred to in the Charges Register.

This register contains any charges and other matters that affect the land.
1. The land tinted blue on the filed plan together with other land is subject to a yearly rentcharge of £10 created by a Transfer of 21st February 2002 between [details of parties].
