Qualified Title

This is a grade of Title to Deeds where there is some specific defect that has been identified and is noted at HM Land Registry.  Property Law Solicitors and Conveyancers will investigate Qualified Title when examining the Title Deeds.  A suitable indemnity policy may be sufficient and acceptable to the parties in the transaction.   


This is the sum of money sought in Court Proceedings and Litigation cases.  In many cases liability is not the issue.  The dispute is over quantum - the amount of money being claimed.    

Quarter days

Commercial Property Law Solicitors and Lawyers when drafting a Lease will often ask for rent to be paid in advance each quarter.  The quarter days are 25th March;  24th June;  29th September and 25th December.   


This would be an easement if the two Properties were owned by different people.  When the two Properties are owned by the same person it is called a quasi-easement.  Property Law Solicitors and Conveyancers usually create quasi-easements when one client is dividing up his Land into several plots. 

Quiet Enjoyment  

Commercial Law Solicitors and Lawyers often expressly set out this implied covenant in the Lease.  The covenant for quiet use and enjoyment allows the tenant to enjoy the Property without interference from the Landlord.  The Landlord will set out in the Lease his rights to interfere with the Property.  See also quiet possession. 


Quorum is the number of people required to attend a meeting before any business decisions can be made.  The minutes of the meeting should record those present.  The minimum number is set out in the Articles of Association of the Company.  Company Law Solicitors and Lawyers will take instructions from clients on Quorum when drafting the Articles of Association.
