Constructions and Condition of Property:
Thermal insulation:
There is no evidence of cavity wall insulation having been installed after construction (and there is unlikely to have been insulation installed during construction).
Windows and external doors are double glazed, mainly with 6mm double glazing.
To the main room there is approximately 150mm fibreglass insulation. The present day standard is for minimum of 250mm of fibreglass or equivalent laid between the ceiling joists. Surveyor cannot confirm whether insulation is present to utility and inglenook secondary roofs.
The conservatory has poor thermal qualities.
When insulation is improved it is also important to improve ventilation in order to limit the risk of condensation and associated mold growth. Ideally an externally venting automatic extractor fan should be installed in the utility room. Good heating and ventilation procedures should be adopted.
Buyer should obtain quotes providing recommendation and estimates for improving insulation and ventilation.
Services:
Gas: Sample comments by Surveyor: Mains supply. Meter is located in the external meter box. Distribution pipework is of copper and earth bonding was present.
As a precaution it would be prudent to have a gas safe engineer carry out a gas safety check.
Electricity: Mains supply. Meter is located in the external meter box. Surveyor noticed this meter box had been damaged. It was secured with a large padlock. Surveyor did not have a key to the padlock and did not inspect the meter. The consumer unit is in the kitchen cupboard at high level near to the utility door way. There is modern unit with RCDs fitted. The installation appears modern with no obvious defects visible.
For safety reasons it would be prudent to commission an electrical safety inspection by a qualified electrician.
Low voltage inset spot lights are present to ceilings in a number of rooms. For fire safety reasons these should have fire protective covers fitted above them. It would be prudent to have the electrician check for these.
There is an older style wall mounted electric heater near th entrance to the main bedroom. This was not on at the time of inspection and so cannot confirm its operation/condition. It would be prudent to have this checked by the electrician.
Cold water: The Property is connected to the mains water supply. The incoming rising main, due to its age, will be of alkathene. The stop tap was not found and the buyer should ask the seller to show him where it is. Buyer should also check to ensure that this can be turned off quickly in an emergency. A water meter is fitted. The distribution pipe work is of copper with no obvious defects where visible. Cold water is supplied direct to outlets under mains pressure.
Hot water: Water is heated by the conventional gas boiler in the kitchen. Water for heating is stored in the two large plastic header tanks in the roof space which sit alongside the plastic central heating expansion tank. These tanks were covered and appeared in reasonable order but insulation is flimsy and should be improved. The hot water is stored in the well insulated cylinder in the landing airing cupboard. The insulating jacket limited inspection of the cylinder but no obvious leaks were apparent. Water heating is supplemented by an electrical immersion heater, but this has not been tested.
Surveyor did not test the hot water system and it was turned off at the time of inspection with no hot water available. It would be prudent for the Buyer to confirm its operation.
