Outline Applications

How to apply for an outline application:
Outline applications can only be made by Conveyancing Solicitors and Property Lawyers during the currency of a notice given by the Chief Land Registrar under schedule 2 Land Registration Rules 2003 and in accordance with the limitations contained in the notice.
There is no paper form for an outline application. Conveyancing Solicitors and Property Lawyers can lodge an outline application:
- through Land Registry telephone services.
- through Land Registry Direct
N.B. Conveyancing Solicitors and Property Lawyers must subscribe to this service and be a credit account holder.
- through the National Land Information Service
- orally at any Land Registry customer information centre.
Information and details required for an outline application:
Conveyancing Solicitors and Property Lawyers must provide the following information when lodging the application.
- credit account key number, if appropriate
- name, address and reference of the person lodging the application
- title number of the registered title or that allocated to a pending first registration application
- registered proprietor(s) or applicant(s) for first registration name(s)
N.B. These will be used, where possible, to try and validate that the application is being lodged against the correct Property. If the name(s) do not match Conveyancing Solicitors and Property Lawyers will be given the option of continuing or abandoning the application. Land Registry will not investigate any differences. Conveyancing Solicitors and Property Lawyers should consider referring to any discrepancy when lodging the supporting papers for registration.
- applicant(s) name(s) i.e. the name(s) of the person(s) or company for whose interest a reserve period is being sought
- nature of the right, interest or matter being protected
- when requested, the administrative area and postcode (if known) in which the property falls.
Official Search or Outline Application?
The following table gives example of interests and how they should be protected by Conveyancing Solicitors and Property Lawyers. Outline applications can only be used where the interest affects the whole of a title. Priority official searches can be used to protect interests against the whole (form OS1) and part (form OS2). N.B. If Conveyancing Solicitors and Property Lawyers are lodging an official search to protect a registrable disposition that affects only part of the Land in a registered Property or pending first registration, for example a transfer of part, Lease of part or Charge (Mortgage) of part, Conveyancing Solicitors and Property Lawyers must lodge form OS2. If they lodge a form OS1 in error, registration of the subsequent application of part and any other applications of part lodged for registration within the priority period of the official search will be delayed because registration cannot be completed until the official search has either expired or is withdrawn under rule 150 Land Registration Rules 2003.

Withdrawal of an Official Search:
If Conveyancing Solicitors and Property Lawyers lodge an official search with priority that they no longer need and they do not intend to lodge the protected disposition for registration within the priority period of the official search, it may be withdrawn under rule 150 Lad Registration Rules 2003. This means that any other application lodged within the priority period will not have to be held over to await expiry of the official search.
Conveyancing Solicitors and Property Lawyers can withdraw an official search by letter or be endorsing the search result certificate that you wish to withdraw the official search under rule 150 LRR 2003.
